Like-For-Like Re-Roofing
Replacing a roof with similar materials is generally not something that needs planning permission. But if you are changing the look of the roof, for example from slate to concrete tile, or changing the shape, it is worth checking.
Building Regulations
Building Regulations can apply when a roof is replaced, and they have their own rules on things like insulation, ventilation and fire safety. They apply in both England and Wales, though the detail differs. Your local authority building control, or an approved inspector, can confirm what applies to your job, and we can tell you what we normally have to allow for.
Listed Buildings And Conservation Areas
- Listed buildings usually need listed building consent for roof work that changes the character of the building, and sometimes for repairs too.
- Conservation areas can have extra controls over materials and appearance.
- Article 4 directions can remove normal permitted development rights in some areas.
If you live in an older part of town, check with your local council before work starts. The application is the responsibility of the owner or their agent.
Changes That May Need Permission
- Changing the shape or height of the roof
- Adding dormers, roof extensions or large rooflights
- Raising the roof line
